There are many differences between sealcoating a residential driveway and a commercial parking lot.  One of the most obvious is the application process. It can be applied by brush or squeegee (residential) sprayed or squeegee machine (commercial)

What may not be so obvious to the consumer is that the sealer sold at home improvement stores always contain a very high water content.  Often times they do not have any latex modifiers, hardening agents or the silica sand necessary for superior performance.

At West Suburban Asphalt Maintenance we use a proprietary formulated sealer mix designed for both our commerical and residential customers.

Benefit:  A longer lasting, more durable sealer that saves consumers their hard earned money.

It may cost us a little more but the end result is greater customer satisfaction which keeps you in the West Suburban Family!

Why do we add silica sand to our mix?

Sand increases the durability of your sealer and makes the pavement surface slip resistant when wet.

Why does some sealer appear grey?
It is possibly due to higher clay and filler content in the sealer itself.  If the problem is temporary i.e. after a few days in full sun it will cure to its normal color, the initial graying is due to either sealer curing under shaded areas or the surface containing too much moisture.
How soon can I seal new asphalt?

As soon as the surface rids of light oils, through oxidation. A water break test can be preformed for you at no charge!

It usually takes about 4-8 weeks, depending on geographical locations.

 

Why does the sealer peel?

Peeling problems may be caused by sealer not bonding to oil spots or any other surface contaminants like dirt, grease, etc. or oxidized pavements.

All the areas should be thoroughly cleaned and any oil spots need to be treated with specialty primers.

What is the benefit of crackfill?

When water penetrates asphalt through cracks or joints damage will occur as a result of freeze/thaw cycles. This can also displace the sub grade, which will cause further cracking and deterioration of the asphalt surface.

We recommend sealing cracks and joints with a rubberized sealing compound. Ongoing maintenance of cracked pavement will result in substantial maintenance cost savings.
