Unsealed asphaltic surfaces are under constant attack from the sun, acid rain, salt, gasoline, oil and other destructive compounds. Left unprotected premature failure and expense in the form of patching and/or replacement are imminent.

Seal coating covers the entire parking lot with a jet black coat of asphalt based tar pitch that seals the minute pores in the  surface. As it dries it hardens to form a tough, protective "skin"

Joints or cracks sealed with hot-pour, rubberized material have been proven to out-perform cold applied and non-rubberized compounds. Although the initial applications of hot-pour materials may cost slightly more, this cost is returned in the added years of pavement life. 

When properly installed, the sealant forms a long-lasting, resilient seal which is flexible and expandable in varying and extreme pavement temperatures. Crack sealing prevents the absorption of surface water between the layers of asphalt and stone base, thus preventing premature pavement failures, deterioration and potholes.

IMPORTANT INFORMATION

The need for cracks to be mechanically routed and cleaned of debris cannot be emphasized enough. A minimum width of 1/2" by a minimum depth of 1/2" is required in order to create a reservoir to retain a sufficient quantity of the liquefied  compound.

Many contractors never mention these facts to their potential customers either because they do not own the expensive equipment required to perform this service properly, or they simply don't possess the knowledge.

Asphalt resurfacing/overlaying is less costly than a complete removal and replacement, if the sub-grade material is still intact.  An overlay of asphalt makes your pavement look brand new.  Thicker overlays also add structural support to your existing pavement.

If there is severe cracking it is recommended to apply a petromat (fabric) to avoid reflective cracking in the new surface.
